When a refi makes sense (and when it doesn't)
Refinancing isn't always the right move, even when rates look attractive. The math depends on how long you plan to stay in your home, what you owe now, and how much you'd save each month versus the cost to close. Sometimes a lower rate barely pencils out after closing costs—other times, it's a clear win. I run these numbers with borrowers all the time, and it's worth having that conversation before you decide. The good news is there's no one-size-fits-all answer, which means we can find what actually works for your situation. Let's talk through whether refinancing makes sense for you right now.

Weatherproofing Your Home Before Winter

Clean your chimney if you have a fireplace. The National Fire Protection Association recommends annual inspection and cleaning to prevent chimney fires.

Check attic insulation and ventilation before winter. Inadequate insulation leads to heat loss, higher energy bills, and ice dams on the roof that can cause significant damage.

Inspect weatherstripping on all exterior doors. A simple dollar-bill test works: close the door on a bill — if you can pull it out easily, your weatherstripping needs replacing.
