When does refinancing actually make sense?
Refinancing isn't right for everyone, and timing matters. The main reason people refinance is to lower their monthly payment or shorten their loan term—but both depend on where rates are relative to your current loan. There are also costs involved: application fees, appraisal, title work, and closing costs. That's why it helps to think about how long you plan to stay in your home. If you're thinking about a move in a few years, the math might not work out. But if you're settling in and rates have moved favorably, a refinance could free up real cash month to month or help you build equity faster. Every situation is different, which is why I always recommend we sit down and run the actual numbers together. There's no one-size-fits-all answer.
