Refinancing isn't always the right move, even when rates shift. The real question is whether the cost to refinance—closing costs, appraisal, title work—will pay for itself through lower monthly payments or a shorter loan term before you sell or move. Sometimes staying put with your current loan is the smarter choice. Other times, refinancing can free up cash flow or help you build equity faster. The math depends entirely on your situation: how long you plan to stay, what you owe, and where rates are relative to your current loan. Weatherproofing Your Home Before Winter
