Picking the right loan type for you

Hi there. We've been talking a lot about equity and refinancing lately, but the foundation of it all starts with choosing the right loan to begin with.

Why your loan type matters more than you think

Not all mortgages work the same way, and the one that's right for you depends on your plans and comfort level. Some borrowers lock in a rate for 30 years and never look back. Others choose a shorter timeline to build equity faster. Some refinance when circumstances change. The loan program you pick shapes how much you pay over time and what flexibility you have later. Before you commit, it's worth understanding your options—fixed vs. adjustable, different term lengths, programs designed for first-time buyers or specific situations. The right choice isn't about what your neighbor chose; it's about what aligns with your financial goals and life timeline.

If you'd like to talk through which loan structure makes sense for your situation, I'm here to help.

Tip of the Week

If your credit score is below 740, even small improvements before applying for a mortgage can save you thousands over the life of the loan.

Tips for Homeowners

Weatherproofing Your Home Before Winter

1.

Clean your chimney if you have a fireplace. The National Fire Protection Association recommends annual inspection and cleaning to prevent chimney fires.

2.

Check attic insulation and ventilation before winter. Inadequate insulation leads to heat loss, higher energy bills, and ice dams on the roof that can cause significant damage.

3.

Inspect weatherstripping on all exterior doors. A simple dollar-bill test works: close the door on a bill — if you can pull it out easily, your weatherstripping needs replacing.
