Hi there. One of the most common questions I hear is whether someone should refinance. The answer depends on your unique circumstances—here's what to consider.

Refinancing Basics

When a refi actually makes sense

Refinancing sounds simple: replace your old loan with a new one. But the real question is whether it pencils out for your situation. A refi makes sense when the long-term savings justify the upfront costs and time it takes to break even. That math changes based on how long you plan to stay in your home, what rates are doing, and how much equity you've built. It's not always the right move—sometimes staying put is smarter. That's why I always recommend running the numbers before you decide. If you've been wondering whether refinancing could help, I'm happy to walk through the specifics with your loan details in mind.

Let's talk through whether refinancing makes sense for you right now.

Tip of the Week

If your credit score is below 740, even small improvements before applying for a mortgage can save you thousands over the life of the loan.

Tips for Homeowners

Weatherproofing Your Home Before Winter

1.

Clean your chimney if you have a fireplace. The National Fire Protection Association recommends annual inspection and cleaning to prevent chimney fires.

2.

Check attic insulation and ventilation before winter. Inadequate insulation leads to heat loss, higher energy bills, and ice dams on the roof that can cause significant damage.

3.

Inspect weatherstripping on all exterior doors. A simple dollar-bill test works: close the door on a bill — if you can pull it out easily, your weatherstripping needs replacing.
