Refinancing isn't always the right move, even when rates drop or your situation changes. It works best when the savings over time outweigh the closing costs, or when you're solving a real problem—like switching from an adjustable to a fixed rate, or tapping equity for a major expense. But if you're happy with your current payment and loan terms, refinancing just to chase a slightly lower rate might not pencil out. The math depends on how long you plan to stay in your home, your current loan details, and what's available to you today. Weatherproofing Your Home Before Winter
