How much equity do you actually have?

Hi there. I wanted to check in this week with something I often discuss with clients—the hidden asset many homeowners overlook.

Equity & Cash-Out

Your home has likely built more equity than you think

If you've owned your home for a few years, the principal you've paid down—plus any appreciation in your neighborhood—means you probably have real equity to tap into. Some borrowers use cash-out refinancing to fund home repairs, consolidate debt, or cover major expenses. Others simply want to know what they're sitting on. The good news: there are flexible loan programs designed to let you access that equity without selling or waiting. The first step is understanding exactly what you have. I'd be happy to walk through a quick home valuation and equity check with you—no obligation, just real numbers so you know your options.

Reach out whenever you'd like to explore how much equity you've built.

Tip of the Week

If your credit score is below 740, even small improvements before applying for a mortgage can save you thousands over the life of the loan.

Tips for Homeowners

Weatherproofing Your Home Before Winter

1.

Clean your chimney if you have a fireplace. The National Fire Protection Association recommends annual inspection and cleaning to prevent chimney fires.

2.

Check attic insulation and ventilation before winter. Inadequate insulation leads to heat loss, higher energy bills, and ice dams on the roof that can cause significant damage.

3.

Inspect weatherstripping on all exterior doors. A simple dollar-bill test works: close the door on a bill — if you can pull it out easily, your weatherstripping needs replacing.
