One of the biggest mistakes I see is borrowers thinking they have only one loan option. The truth is, there are several mortgage programs available, and the right one for you depends on your situation—how long you plan to stay in the home, your down payment, your credit, and your comfort with payment changes. A fixed-rate loan offers predictability. An adjustable-rate mortgage might start lower but can shift over time. Some programs require less down; others reward strong credit with better terms. The program that works for your neighbor might not be ideal for you. That's why I always ask questions first, then match the loan to your actual life plan, not the other way around.

Weatherproofing Your Home Before Winter

Clean your chimney if you have a fireplace. The National Fire Protection Association recommends annual inspection and cleaning to prevent chimney fires.

Check attic insulation and ventilation before winter. Inadequate insulation leads to heat loss, higher energy bills, and ice dams on the roof that can cause significant damage.

Inspect weatherstripping on all exterior doors. A simple dollar-bill test works: close the door on a bill — if you can pull it out easily, your weatherstripping needs replacing.
