Does your loan deserve a second look?

Hi there. Sometimes the best financial moves aren't the obvious ones. This week I want to talk about refinancing — specifically, how to know when it's actually worth doing.

Refinancing Strategy

When refinancing makes sense (and when it doesn't)

Refinancing isn't always the right move, even when rates look good. The key is understanding your break-even point — how long it takes for your monthly savings to cover closing costs. If you're planning to stay in your home long enough to reach that point, refinancing can put real money back in your pocket. But if you might sell or move within a few years, the math often doesn't work in your favor. I see borrowers make smart refinancing decisions when they have a clear timeline and honest answers about their plans. Want to know if a refi makes sense for your situation? Let's run the numbers together.

Reach out and we can explore whether refinancing is worth your time and money right now.

Tip of the Week

If your credit score is below 740, even small improvements before applying for a mortgage can save you thousands over the life of the loan.

Tips for Homeowners

Weatherproofing Your Home Before Winter

1.

Clean your chimney if you have a fireplace. The National Fire Protection Association recommends annual inspection and cleaning to prevent chimney fires.

2.

Check attic insulation and ventilation before winter. Inadequate insulation leads to heat loss, higher energy bills, and ice dams on the roof that can cause significant damage.

3.

Inspect weatherstripping on all exterior doors. A simple dollar-bill test works: close the door on a bill — if you can pull it out easily, your weatherstripping needs replacing.
