Should you refinance your mortgage?

Sometimes the smartest money move isn't about jumping on a rate drop—it's about knowing when one actually pays off for you. Here's what I'm thinking about this week.

Refinancing Basics

When does it make sense to refinance?

Refinancing isn't always the right move, even when rates look attractive. The real question is whether the long-term benefit outweighs the cost and time investment of a new loan. Some borrowers refinance to lower their rate or monthly payment. Others use it to switch from adjustable to fixed-rate terms, or to tap equity for a major expense. But if you're only a few years into your mortgage, the closing costs might take years to recoup through savings. I help borrowers run the actual numbers—not guesses—so you can decide with confidence. If you've been curious whether refinancing makes sense for your situation, let's talk through your specific loan and goals.

Tip of the Week

If your credit score is below 740, even small improvements before applying for a mortgage can save you thousands over the life of the loan.

Tips for Homeowners

Weatherproofing Your Home Before Winter

1.

Clean your chimney if you have a fireplace. The National Fire Protection Association recommends annual inspection and cleaning to prevent chimney fires.

2.

Check attic insulation and ventilation before winter. Inadequate insulation leads to heat loss, higher energy bills, and ice dams on the roof that can cause significant damage.

3.

Inspect weatherstripping on all exterior doors. A simple dollar-bill test works: close the door on a bill — if you can pull it out easily, your weatherstripping needs replacing.
