Does refinancing make sense for your home?

Hi there. This week I want to tackle a question I hear a lot: is it time to refinance?

Refinancing Strategy

When does a refi actually make sense?

Refinancing sounds great in theory—lower payments, less interest paid over time. But the real question is whether it pencils out for your situation. Every refi comes with closing costs and a new loan timeline, so you need to stay long enough in your home to recoup those upfront expenses. The math changes based on your current rate, how much you've paid down, and how long you plan to stay. That's why a quick conversation with me can clarify whether refinancing would actually put you ahead, or whether you're better off staying the course. I'm happy to run the numbers and show you what makes sense for your goals.

Let's talk through whether a refi is right for you—no obligation.

Tip of the Week

If your credit score is below 740, even small improvements before applying for a mortgage can save you thousands over the life of the loan.

Tips for Homeowners

Weatherproofing Your Home Before Winter

1.

Clean your chimney if you have a fireplace. The National Fire Protection Association recommends annual inspection and cleaning to prevent chimney fires.

2.

Check attic insulation and ventilation before winter. Inadequate insulation leads to heat loss, higher energy bills, and ice dams on the roof that can cause significant damage.

3.

Inspect weatherstripping on all exterior doors. A simple dollar-bill test works: close the door on a bill — if you can pull it out easily, your weatherstripping needs replacing.
