When refinancing actually makes sense

A lot of homeowners ask me if they should refinance, and my answer is always the same: it depends on your situation. Refinancing isn't automatically a good move just because rates shift. What matters is whether the long-term benefit outweighs the costs of closing a new loan. Some people are in a position where it makes real financial sense; others aren't quite there yet. The best way to know is to run the numbers on your specific scenario — your current loan balance, how long you plan to stay, and what your goals actually are. I'm happy to walk through that conversation with you and give you an honest assessment.

Weatherproofing Your Home Before Winter

Clean your chimney if you have a fireplace. The National Fire Protection Association recommends annual inspection and cleaning to prevent chimney fires.

Check attic insulation and ventilation before winter. Inadequate insulation leads to heat loss, higher energy bills, and ice dams on the roof that can cause significant damage.

3.

Inspect weatherstripping on all exterior doors. A simple dollar-bill test works: close the door on a bill — if you can pull it out easily, your weatherstripping needs replacing.
