Does refinancing make sense for you right now?

Rates move around, and so do your financial priorities. This week I want to address one of the most common questions I hear from homeowners: when is refinancing actually worth it?

Refinancing Basics

When a refi makes sense (and when it doesn't)

Refinancing isn't always the right move, even when rates shift in your favor. The real question is whether the long-term benefit outweighs your costs to close—and how long you plan to stay in your home. Some borrowers break even in a year or two; others need five. If you're thinking about moving, selling, or aren't sure of your timeline, a refi might not pay off. But if you're anchored in your home and rates have genuinely improved since you bought, it's worth a conversation. I can walk you through the math specific to your situation and help you decide if it makes sense right now.

Let's talk through whether refinancing could work for your circumstances.

Tip of the Week

If your credit score is below 740, even small improvements before applying for a mortgage can save you thousands over the life of the loan.

Tips for Homeowners

Weatherproofing Your Home Before Winter

1.

Clean your chimney if you have a fireplace. The National Fire Protection Association recommends annual inspection and cleaning to prevent chimney fires.

2.

Check attic insulation and ventilation before winter. Inadequate insulation leads to heat loss, higher energy bills, and ice dams on the roof that can cause significant damage.

3.

Inspect weatherstripping on all exterior doors. A simple dollar-bill test works: close the door on a bill — if you can pull it out easily, your weatherstripping needs replacing.
