Do you know how much equity you have?

Hi there — this week I'm touching on something a lot of homeowners overlook but shouldn't: the wealth building quietly happening in their own homes.

Equity & Refinancing

Your home's equity might be worth more than you think

If you've owned your home for a few years, there's a good chance you've built up equity—the difference between what your home is worth and what you owe on your mortgage. That equity can be a real asset. Some homeowners tap into it through a cash-out refinance or a home equity line of credit to pay for renovations, consolidate debt, or cover major expenses. The catch is timing: you'll want to understand how your current loan terms compare to what's available now, and whether pulling out equity makes sense for your financial goals. It's not always the right move, but it's worth exploring if you're facing a big expense or thinking about improving your home. I'd be happy to walk you through your options and what the numbers might look like.

Let's talk about whether tapping into your equity makes sense for you right now.

Tip of the Week

If your credit score is below 740, even small improvements before applying for a mortgage can save you thousands over the life of the loan.

Tips for Homeowners

Weatherproofing Your Home Before Winter

1.

Clean your chimney if you have a fireplace. The National Fire Protection Association recommends annual inspection and cleaning to prevent chimney fires.

2.

Check attic insulation and ventilation before winter. Inadequate insulation leads to heat loss, higher energy bills, and ice dams on the roof that can cause significant damage.

3.

Inspect weatherstripping on all exterior doors. A simple dollar-bill test works: close the door on a bill — if you can pull it out easily, your weatherstripping needs replacing.
