Should you refinance right now?

Sometimes homeowners ask me whether they should refinance, and the answer isn't always yes — even when rates move. This week, I want to share how to think about that decision clearly.

Refinancing Strategy

When a rate drop is worth the effort

Not every rate movement calls for a refinance. Refinancing means closing costs, a new application process, and time — so it only makes sense when the math works in your favor. Generally, you'll want to see meaningful enough rate savings that they'll recover those costs within your timeline for staying in the home. If you're planning to move in a few years, even a decent rate drop might not pencil out. But if you're settled long-term and rates have shifted noticeably, it could be worth exploring. I'm happy to run the numbers with you and show what a refinance could actually save — no obligation, just clarity.

Let's talk through whether refinancing makes sense for your situation.

Tip of the Week

If your credit score is below 740, even small improvements before applying for a mortgage can save you thousands over the life of the loan.

Tips for Homeowners

Weatherproofing Your Home Before Winter

1.

Clean your chimney if you have a fireplace. The National Fire Protection Association recommends annual inspection and cleaning to prevent chimney fires.

2.

Check attic insulation and ventilation before winter. Inadequate insulation leads to heat loss, higher energy bills, and ice dams on the roof that can cause significant damage.

3.

Inspect weatherstripping on all exterior doors. A simple dollar-bill test works: close the door on a bill — if you can pull it out easily, your weatherstripping needs replacing.
